Seller's Guide

How to Sell Your Miami Home

To sell your house in Miami, price it from recent comparable sales, prepare it and gather the Florida disclosures, list it on the MLS with a licensed brokerage, negotiate offers, and close through a title company. Global G Real Estate's listing agents handle each step in English or Spanish across Miami-Dade and South Broward.

Selling a home in Miami takes more than an MLS listing. Pricing in line with recent comparable sales, a well-prepared home and broad marketing are the parts a seller can control. At Global G Real Estate, our experienced listing agents work with sellers across Miami-Dade County & South Broward.

As a boutique brokerage founded in 2012, we offer sellers the personal attention and accountability of a small firm. Your listing agent is a Florida-licensed real estate professional who works with you directly.

What Does a Listing Agent Do for Miami Sellers?

A listing agent manages the entire sale of your property, from pricing and preparation through closing. At Global G Real Estate, your listing agent provides:

  • A Comparative Market Analysis (CMA) to determine the optimal listing price based on recent sales data and current market conditions
  • Professional photography, virtual tours, and staging coordination
  • Multi-platform marketing including MLS syndication, social media, and targeted advertising
  • Showing management and buyer qualification screening
  • Offer negotiation to maximize your net proceeds
  • Coordination of inspections, appraisals, title, and closing

The Home Selling Process, Step by Step

1. Free Home Valuation

We begin with a Comparative Market Analysis (CMA), examining recent sales of similar properties in your neighborhood, active inventory, and current market trends. Pricing your home correctly from the start is the single most important factor in a successful sale.

2. Prepare Your Home

We conduct a pre-listing walkthrough and recommend only the improvements that will increase your sale price more than they cost. We coordinate professional staging, photography, and virtual tours to present your home at its absolute best.

3. Launch Marketing

Your listing goes live on the MLS and syndicates to major real estate portals. We supplement this with professional photography, social media promotion, and targeted outreach to our network of active buyers. Our bilingual marketing reaches both English- and Spanish-speaking audiences.

4. Showings & Offers

We manage all showings, screen buyer qualifications, and present every offer with a clear analysis of terms, contingencies, and net proceeds so you can make informed decisions.

5. Negotiate & Close

Pricing, condition, and market conditions all affect how long a sale takes. We negotiate on your behalf through inspections, appraisals, and any repair requests. At closing, we review every document to ensure a smooth transfer.

Why Sell With Global G Real Estate?

As a boutique brokerage, we provide a level of attention and accountability that large franchise offices cannot. Every seller works directly with a senior agent. Our commission structure is competitive and transparent, and our marketing investment — including photography, staging, and advertising — comes out of our commission, not your pocket.

We serve sellers across all of Miami-Dade County & South Broward in both English and Spanish, with deep knowledge of neighborhoods including Coral Gables, Brickell, Pinecrest, Doral, Miami Beach, and Sunny Isles Beach.

Questions About Selling a House in Miami

How do you price a home in Miami?

We prepare a Comparative Market Analysis: recent sales of similar homes nearby, the homes you would compete with today, and your home's condition. The CMA supports a list price; buyers and the market set the final price.

What disclosures does a Florida home seller give?

For residential sales Florida requires a property tax disclosure summary and a flood disclosure, given at or before signing the contract. The flood disclosure covers known flood damage, flood insurance claims and FEMA assistance during your ownership. Florida case law (Johnson v. Davis, 1985) also requires home sellers to disclose known defects that materially affect value and are not readily observable; ask your attorney about your situation.

I live outside the U.S. What happens when I sell my Miami home?

If you are a foreign person for U.S. tax purposes, the buyer generally must withhold part of the sale price for the IRS under FIRPTA, with some reductions and exceptions. Talk to a U.S. tax adviser early, before you accept an offer.

How is the listing commission set?

Commission is negotiable and is set out in a written listing agreement before we market your home. We explain what marketing is included during the listing consultation.
