Miami-Dade County has a large, varied stock of condos, townhomes and single-family homes, and Florida has no state personal income tax. Those are starting points, not guarantees: returns depend on what you pay, how you finance it and what each building or city allows.
At Global G Real Estate, we help investors — from first-time landlords to experienced portfolio managers — source properties, analyze cash flow, and execute transactions with confidence. Our team specializes in investment property analysis across Miami-Dade County & South Broward, providing bilingual service in English and Spanish.
Why Invest in Miami Real Estate?
Factors investors commonly weigh in Miami:
- Florida has no state income tax, which improves net returns on rental income and capital gains
- Property taxes are reassessed after a purchase, and non-homestead residential property has its own 10% annual assessment cap (Fla. Stat. § 193.1554)
- A diverse property market offers entry points from workforce condos to luxury waterfront homes
- Short-term rental demand is strong in tourist-friendly areas, though regulations vary by municipality
Investment Strategies We Support
Long-Term Rental Properties
Buy-and-hold is the most common strategy in Miami. Single-family homes in areas like Doral and condos in areas like Brickell are both common rental choices; results depend on the specific property. We help you analyze cash flow, cap rates, and tenant demand before you buy.
Short-Term Rentals
Miami's tourism market creates opportunities for short-term rental income, but regulations vary significantly by municipality. Miami Beach has strict short-term rental rules, while some mainland areas are more permissive. We help you identify properties in zones where short-term rentals are both allowed and profitable.
Condos vs. Single-Family Homes
Condos offer lower entry points and less maintenance responsibility but come with HOA fees that affect your returns. Single-family homes offer more control over the property, but you carry all upkeep. We help you build a strategy that matches your investment timeline, risk tolerance, and capital.
1031 Exchanges
A 1031 exchange allows you to defer capital gains taxes by reinvesting proceeds from a property sale into a like-kind property. A qualified intermediary and your tax adviser handle the exchange under IRS rules and deadlines; we coordinate the sale and purchase timing.
International Investment
Investors who live outside the U.S. can generally buy in Florida, but Florida law (Fla. Stat. §§ 692.203–.204) bars people domiciled in the People's Republic of China who are not U.S. citizens or lawful permanent residents from buying real property anywhere in Florida (with a narrow one-home exception), restricts purchases on or within 10 miles of military installations and critical infrastructure by people domiciled in the other listed countries of concern, and requires every buyer to sign an affidavit at closing (§ 692.204(6)); and FIRPTA withholding applies when a foreign owner later sells. See our guide to buying from abroad.
